Reasonable rejection of section8 tenants?

We're in a bit of a bind with our rental property. Our agent found a Section 8 tenant, a woman with three young kids, but we're hesitant to proceed. We've heard rejecting could lead to legal issues, and now we have two more applications. Can we choose another applicant without legal trouble? Section 8 tenants in my NC community will absolutely Destroy the property! It's not a matter of discrimination or racism it is a matter of Section 8 tenants not taking care of the rental property!!

DO NOT GET YOUR PROPERTY SECTION 8 INSPECTED!!!! It saves me from all of this bullsheetz and there is nothing they local housing authority can do about it.

Absolutely not, Rejecting to accept section 8 is entirely up to the legal owners not only that, the property/unit has to be section 8 approved before renting out the property/unit and then there’s paperwork involved for the owners to sign and a packet is given to the owners explaining the Housing Authority section 8 program to the listed owners. So anyone who says you must accept the section 8 voucher due to their disability or because the property/unit is income affordable that’s not true, you as the owner of the property are not required to rent to anyone on government assistance low income housing programs. You have the right to decline to accept that program, You can always research the information as well (Housing Authority)(Section 8)(Hud Homes)Your county welfare departments homeless housing program

that's incredibly discriminatory to lump all section 8 tenants as people who will destroy a property. I'm on section 8 and have lived in my home for almost 13 years. I have a dog so I have the carpets professionally cleaned every season change. I've painted walls and properly fixed the paint bubbles in the bathroom. I take better care of the place than my landlord does. I used to have a cat also but no one ever could tell cuz my house never smelled like litter box. just becuz some landlords have a negative experience, you can't discriminate against all of us. I would drag you ass to court in a heartbeat if I knew you were considering that

Absolutely not! You’ll have legal consequences. Get a copy of the Fair Housing Act. Make sure you stay up to date on all the latest information surrounding discrimination in the housing sector.

You may not reject the section 8 tenant based soley on that. Section 8 is a legal form of income and recipients are protected from discrimination in this way. However you are free to screen them and any other applicants for whatever is a good fit for your property and choose another tenant at your discretion. Avoid discriminatiry language like "we dont rent to section 8" and make sure that each prospective tenant has been treated equally in the rental process. That means that you may not require more of a section 8 tenant than you would a tenant that pays rent directly. Everyone should be subjected to the same background check fees & security requirements etc. If you cant accept a tenant because your property wont pass a section 8 inspection & you are unwilling to make those upgrades you can likely say that without repercussion; landlords cannot be forced to bring their properties up to code just for section 8.

I bought a small home so I could downsize in retirement if I need to. I don't rent it out. I tried that and the sense of entitlement people have now days is overwhelming. They think because you have more than they do, then you should be willing to share what you have with them at your expense.
