Why isn’t the house selling? HOA’s the problem

Went to an open house this weekend—new build, looked great, decent price. But it’s been sitting on the market for 6 months. Why? HOA is $180/month. That’s insane for a “single-family home.” Turns out it’s basically a townhouse disguised as a villa, and the HOA is mandatory for snow removal and landscaping. Another listing I saw? $489 monthly HOA on a $200K home. At that point, just rent. And guess what? The listing agent didn’t mention the fees at all.
