How do you count appreciation in retirement plans?

Anyone else struggling with retirement math? Over half my nest egg is in real estate with 6.5% annual appreciation but only 5% rental income. I'm completely lost on how to factor this into my retirement income planning! If appreciation just matched inflation (3%), I'd ignore it, but it's double that rate!
