Rates will not come down for many years if they do at all. If you buy a house you’ll be paying an extra 1k/1500 In mortgage that’s how people lose their property in a year or 2 cause that bill every money is a big nut to crack. Not to many people can actually buy a house right now to spite what they think.

I just want out of my mortgage. It's not so much the interest rate that bothers me, it is all the nickel and dime fees the mortgage lender keeps adding, rising property taxes, rising utility bills. It would make zero sense to refinance.
