It appears that you have missed the point of Boomers having paid off their houses. They're only paying taxes and maintenance, utilities. Much more pension friendly. if they sell the big house, at today's home rates, it's going to cost them most of what they cleared the settlement table to buy a new place. No real advantage to them to sell the big house.

We looked at downsizing, the problem is that a newer house smaller but newer because getting older and need minimum maintenance is more costly than I can sell my larger home for. So I am staying put and the complainers can get their rear ends out ther and work for it like we did.

We can’t sell our house and buy new one that’s same price or higher price. How about tax’s all the people who are running vacation rentals that’s who needs to be tax’s. And the rich people who have multiple house to save on tax’s. In lake Chelan there are so many empty million dollar house. They sit empty people only come couple times a year. Then we lost most of our affordable Houses to vacation rentals.
