An hour before signing, we find out the seller’s daughter had moved back in, claimed tenant rights (with no lease!), and even got the cops to help her break in! Turns out, she’d been causing issues for a month, and the sellers never told us. We would’ve been stuck with a squatter we couldn’t evict. Backed out last minute, lost $$$ on inspections and deposit.
