well for one thing most homes are not worth what they're selling for I think the market Should Crash the sellers are making over $100,000 when they home needs to be fixed up or basement is unfinished makes no sense

I think it depends on where you live. Some areas have negative growth with more people moving out then in. It is also speculation. I have heard this before and prices drop and housing still goes down.

Wages have not kept up with inflation. Therefore it matters not if the interest/price is high or low, people cant afford to move or arent willing to sink their equity into a home they will still have a way higher mortgage on dedpite putting 10-20 years of equity into it. Its a loser and puts them in a compromised position going forwards. Realtor fees are still crazy.

It seems to me that now is as good of a time to buy a home as there ever will be. I suggest buying a home now or as soon as you can to get your foot in the door of homeownership. When interest rates go down you can refinance to lower your payment (NEVER do a cash out refinance). When you retire with a paid off home you will be thrilled.

According to Houzeo, the lowest average cost to build new housing is $158 per square foot. So an 1800 square foot house costs a MINIMUM of 285k just to build it. Then there’s the cost of land which varies wildly. And the builder of course makes a profit too. So if to expect anyone to sell their house, you’re going to pay at least what a minimal house costs.

They build these hollow homes so fast with high interest rates and prices not with it. Drop the houses down to $300k and see how fast they are purchased. High houses and rates makes no sense
